Damage Restoration Before & After in Midtown Manhattan, NY
Photos don’t exaggerate. They show what a crew actually left behind: the moisture reading that finally hit dry standard, the wall cavity where mold was stripped to bare studs, the ceiling that went from blackened drywall to finished paint. We’ve documented every job in Midtown Manhattan since 2011 because our customers need proof their adjuster will accept, and because we stand behind what we do.

Water Damage Restoration: Burst Supply Line in a Pre-War Midtown Manhattan Co-op
The supply line behind a 1930s pedestal sink let go at 2 a.m. on a Saturday. By the time the building super shut the riser, water had run through the original oak parquet, under the baseboards, and into the plaster lath of the shared wall with the neighboring unit. We arrived within 90 minutes of the call, set containment to protect the hallway carpet, and ran psychrometric calculations to size the dehumidification load. Six Phoenix 200 HT dehumidifiers and Injectidry floor mats ran for 72 hours. Daily moisture logs tracked vapor pressure differential until we hit dry standard. The oak was saved. The plaster was stripped, dried, and repaired. The written scope, the photo record, and the drying logs went straight to the carrier.
Mold Remediation: Hidden Growth Behind a Midtown Manhattan Office Building’s Veneer Wall
A Midtown Manhattan property manager called after a tenant complained of a “musty” smell that wouldn’t clear. We cut a 12-inch inspection opening in the veneer wall and found black mold blooming across 80 square feet of paper-faced drywall. The cause was a condensate line that had been dripping inside the wall cavity for months. We built a sealed negative-air containment, ran HEPA-scrubbed air filtration, and removed all affected drywall and insulation to bare CMU. The cavity was HEPA-vacuumed, treated with an EPA-registered antimicrobial, and dried to below 16% wood moisture equivalent. Post-remediation air sampling came back clean. The new drywall went up, the veneer went back, and the tenant stayed.
Fire & Smoke Damage Restoration: Kitchen Grease Fire in a Midtown Manhattan High-Rise Condo
A grease fire on a gas cooktop sent protein smoke through a 34th-floor unit in a Midtown Manhattan high-rise. The flames were out in minutes, but the residue settled into every porous surface. Protein fires are especially stubborn: the grease vaporizes, then condenses into a nearly invisible film that standard cleaners can’t touch. We started with dry-ice blasting on the cabinet faces to lift the residue without abrading the finish. Thermal fogging neutralized odor in the wall cavities. Hydroxyl generators ran for five days while the owner remained in the unit, safe for occupied spaces unlike ozone. The HVAC returns were cleaned and sealed. The adjuster accepted our photo-documented scope without revision.
Storm & Disaster Restoration: Wind-Driven Rain Through a Midtown Manhattan Penthouse Terrace Door
A March nor’easter drove rain horizontally through a failed terrace door seal on a Midtown Manhattan penthouse. The engineered hardwood cupped within 48 hours. The gypsum board wicked water up to 18 inches. We extracted standing water, set up a drying chamber with Dri-Eaz Revolution dehumidifiers and axial air movers, and tracked specific humidity daily. The hardwood was too far gone for salvage, cupping past the elastic limit of the wear layer. We removed it, dried the subfloor to 12% moisture content, and installed new engineered planks to match the existing stain grade. The door seal was replaced by the building’s exterior contractor. Our photo record showed every stage for the carrier.
Sewage Cleanup: Category 3 Backup in a Midtown Manhattan Ground-Floor Retail Space
A main line backup sent raw sewage through a floor drain in a Midtown Manhattan retail space at 6 a.m. on a Tuesday. The owner needed to open by 10 a.m. Wednesday for a delivery. We classified it Category 3 black water: anything porous had to go. We removed 24 linear feet of gypsum board to 24 inches above the high water mark, extracted the sewage, and pressure-washed the sealed concrete with an antimicrobial solution. The concrete was sealed with a penetrating epoxy barrier coat. New drywall went up, finished, and painted by 8 a.m. Wednesday. The photo record showed the contamination, the removal, the treatment, and the finished space. The owner opened on time.
Reconstruction & Cleanup: Full Rebuild After a Midtown Manhattan Brownstone’s Four-Alarm Fire
A neighboring unit’s fire spread through a common chase in a Midtown Manhattan brownstone, gutting a fourth-floor apartment. The floor joists were charred past 25% depth, requiring sistering per NYC Building Code. We worked with a structural engineer the owner selected, submitted the repair scope to the DOB, and rebuilt in phases: structural, rough MEP, insulation, drywall, flooring, and finishes. Every phase was photo-documented. The written price for each phase was approved before work started, per Haven Standard, Clause 1. The owner had a signed 365-Day Done Right Promise on the final walkthrough. The adjuster paid the full documented scope.
